Do you ever think about the importance of taking care of your roof? If not, you’re in good company. Although the roof is a major structural component of a house, many homeowners tend to forget about maintaining it. What can go wrong with a roof other than, say, a tree falling on it?
Actually, roofs are vulnerable to a surprising number of problems. We cover ten of them here.
Problem #1: Not Being Checked Regularly
At Prostall Construction, we recommend getting your Dallas-Ft. Worth roof inspected once a year. An uninspected roof is vulnerable to problems that can turn into severe issues needing expensive repairs.
Problem #2: Storm Damage
Tornados, high winds, rain, lightning, and hail can wreak havoc on roofs. Don’t wait long after a storm has passed to call your insurance company. It’s best to file your claim promptly.
Problem #3: Moisture
Moisture intrusion isn’t always related to a leak. Sometimes, moisture builds up under roofing materials and starts to breakdown the surrounding surfaces. Mold and mildew also grow. The mold, mildew, and rot are very bad for roofs.
Problem #4: Roof Leaks
A roof is supposed to keep dry everything that lies under it. Water that breaches a roof can ruin everything underneath, from ceilings to computers to furniture and much more. Roof leaks that go undetected can result in mold, mildew, and rot, and can compromise key parts of a home’s structure.
Problem #5: Poorly Done Repairs
Slipshod repair work done by careless handymen or disreputable roofers can make the original problem even worse.
Problem #6: Shoddy Installation
Sometimes roof installation is performed by people who are inexperienced and untrained. Shoddy installation isn’t always intentional—but sometimes it is. Poor installation can result in long-term problems that cannot be resolved with simple repairs.
Problem #7: Ventilation Problems
Proper attic and roof ventilation are crucial to the longevity of a roof. Vents at the eaves, in soffits, and at the roof ridge allow warm air to escape. Attics with proper ventilation have regulated air temperatures and moisture levels. Vents that get blocked or don’t work can lead to a heat and moisture buildup. In this condition, mold and mildew grow, cooling costs rise, and damage occurs to rafters, insulation, and decking.
Problem #8: Trees Growing Over the Roof
Trees growing over roofs cause three kinds of damage. Leaves that fall, collect, and remain on the roof facilitate mold growth under and around them. Branches overhanging roofs fall, and if they’re large, can punch holes in the roof. Branches rubbing against asphalt shingles abrade their surface and reduce their effectiveness.
Problem #9: Animals & Insects
Think termites chewing on rafters and supports, rodents nesting in insulation, and wasps building attic nests and entering homes through vents. Check regularly for unwelcome visitors and take measures to get rid of them.
Problem #10: Poorly Installed Flashing
Flashing refers to the lengths of metal that seal places where objects come through the roof (skylights, vents, chimneys, etc.). Flashing keeps rain and moisture from getting in at those joints. Poorly installed flashing doesn’t do that job properly and damage results.
